Silent Waters is one of the most glamorous luxury rental villas in Jamaica. This award-winning Jamaican holiday home is distinguished by world-class architecture, design and decor, breathtaking location, and exquisite accommodations and service.

The private tennis court on the pinnacle of the hilltop commands breathtaking views of the Caribbean, as well as the Great River which is the second largest river in Jamaica. Four PGA class golf courses are within a 30-minute drive. Several beaches are located within a 15-minute drive from the villa.

This luxury villa rental in Jamaica includes the gracious staff - property manager, office assistant / IT, head chef, assistant chef, butler / bartender, three housekeepers / food servers, maintenance supervisor, three gardeners and security guard… 13 in all.

The property is selected, perhaps more than any other private villa in Jamaica, by brides for a destination villa wedding. Additionally, other luxury villas are located within close proximity for hosting other guests within the wedding party.

Silent Waters Villa is 6 miles west of Montego Bay on the North Coast Road. Located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea, the site consists of 18 acres. Twelve buildings, helicopter pad, private tennis court and two swimming pools occupy five acres. Five villa suites (7 air conditioned bedrooms) accommodate as many as 18 guests. With the addition of the owner’s private villa (1 air conditioned bedroom) up to 20 guests may be accommodated.

Pavilion

The main feature of the villa property is the pavilion. Here guests gather for friendly conversation, enjoy watching sports or a movie on the large screen television, delight in music from the baby grand piano, read or just take in the incredible views of Montego Bay. 100 feet of sliding glass doors disappear into pocket walls to open the central Pavilion to a breathtaking panorama of sea, sky and mountains. The Pavilion opens to a marble terrace, infinity-edge swimming pool and sunning area overlooking the Caribbean Sea and Montego Bay.

A pair of 17th Century Buddhist temple attendant statues stand guard over the Main Pavilion to ensure guests’ peace and serenity… as well as an 18th Century Thai Bible Chest and 17th Century Burmese Buddhist monastery bell. Paintings and other arts and antiquities adorn this main gathering area as well.

The Pavilion also includes a home theatre with 42" Sony LCD TV and surround sound system , VCR, DVD, 200 CD – disk programmable surround-sound music system and IPOD docking station for those who want to bring their own music. Windows XP computer and wireless Internet is also available to guests.

Another special feature at Silent Waters is the Yamaha Disklavier DC2 II XG 5’8” baby grand piano of highly polished dark walnut. The Mark II SG series system utilizes standard MIDI files on floppy disk or CD ROM. This is the worldwide most acclaimed player piano … the same system composers and recording artists use to write and record. Recording and composing software are available in the adjacent computer.

A number of yoga groups have found Silent Waters Villa to be an ideal venue for their retreat in the Caribbean. The peace and serenity of the pavilion has complemented the activities of the yoga instructors making this a unique vacation villa experience.

Dining

The Head Chef is one of Silent Waters Villa's greatest prizes. From his state-of-the-art commercial kitchen and grill, he creates a repertoire of artistically presented Continental, Nouveau, Caribbean and Jamaican cuisine. The primary dining area can be glass enclosed or remain open on 3 sides. Reached by stone stepping pods traversing the reflection pool, the dining pavilion is located in a wraparound reflecting pool and has a 330-degree view of Montego Bay and the sea as well as the exquisitely landscaped grounds. The dining table is a rare rainbow-colored 15-foot slab of Brazilian Bahian granite. Seated dinners here can accommodate 16 guests. For more casual dining (or for overflow from the main dining pavilion), the Gazebo (also in the reflecting pool) commands a 360-degree view of the sea and villa property and can accommodate nine guests for seated meals.

A spacious bar and entertainment area around the pool enable hosting of an intimate cocktail party…seated dinner for 54 guests …or a gala al fresco cocktail party for 150 guests or more. Event costs vary depending on menu and guest count.

Jamaica Villas

Most Jamaican rental villas come with a full staff, consisting of cook, maid, and laundress. A private cook will prepare breakfast, lunch, and dinner -- meals that you choose based on your own personal tastes. A prepaid refundable security/damage deposit is required by most Jamaican Villas usually $500 - $1000 per stay. Please inquire with your Villa Specialist for exact amounts at time of booking.

FOOD AND BEVERAGE:

Guests may choose the grocery option or our prepaid gourmet meal plan. If choosing the grocery option, plan to pay for groceries locally in cash or by Visa or MasterCard where accepted by vendors. A typical grocery budget is about $55 - $65 per adult per day and young children about $25 per child per day depending upon the type of menus selected. Shrimp, lobster and imported meats or large quantities of other food items will increase the budget. With our prepaid gourmet meal plan our chef will prepare breakfast, lunch, pre-dinner hors d’oeuvres and dinner based on our elegant gourmet menus. Cost is $80 per adult per day and children aged 3 to 12 is $40 per child per day (under age 3 is complimentary). In lieu of lunch at the villa, boxed lunches can be provided for day trips. With either option we will work with you to determine the types of delicious meals you would like during your stay, as well as discuss any allergies and/or special dietary needs. Please note that wine, liquor, soft drinks, bottled water, and fresh fruit used at the bar are purchased and billed separately. Additional charges apply for cocktail parties and other guest-hosted events.

TRANSPORTATION: A driver and 7-passenger plus driver air-conditioned Toyota Kijang station wagon are available on a weekly basis for $800 per week (first tank of petrol is complimentary, petrol thereafter is charged at market cost). A second 7-passenger plus driver air-conditioned Toyota Kijang station wagon with driver is also available on a weekly basis for $800 per week (rates include tax). This 2nd vehicle and driver can be contracted for a minimum of 3 consecutive days with at least 2 days advance notice. A driver's day is considered to be 12 hours maximum unless alternate arrangements are made. For excursions a 27-passenger mini-bus is available for $300 per day.

SPECIAL EVENTS: One-day special events, such as weddings, with no villa rental are welcomed at Silent Waters Villa when dates are available, but are limited to Saturday or Sunday. All special events are subject to a $2,500 location fee. This fee is waived for guests satisfying a minimum $15,400 Low Season / $20,900 High Season rental requirement. A set-up fee of $12 per person ($600 minimum) for the use of linens, tables, chairs and serving stations will apply.

Notes:

  1. Guests occupying lower levels 1 & 2 share a detached bath with upper level guests.
  2. Guests occupying lower levels 4 & 5 share an attached en-suite bath with main level guests - recommended for families with young children or close family / friends.
  3. Owner's Villa is available for an additional $7,150 per week year-round. Minimum rental of 1-3 villas is required for rental of the Owner's Villa.
  4. The Christmas/New Year Holiday weeks are a flat rate of $41,800 per week with a minimum stay of 7 nights (rate does not include Owner's Villa, which is an additional $7,150 per week).
  5. Rates are subject to change without notice.
  6. All rates include GCT (Jamaican Government Consumption Tax).
